Across the country, more cities are transitioning from a seller’s market to a buyer’s market—giving homebuyers more choices, more negotiating room, and a little less pressure. Realtor.com’s latest data shows that several Western metros, including Denver and Austin, have already crossed into buyer-friendly territory due to rising inventory and slower sales pace.

So what does this mean for us here in New Mexico?

While our market hasn’t made the official “buyer’s market” list yet, we are seeing similar trends:

  • More homes staying on the market a bit longer

  • Gradual increases in inventory in popular areas like Ruidoso, Alto, and Las Cruces

  • Sellers becoming more open to negotiations, especially on inspection repairs or closing timelines

This slowdown in sales pace mirrors what’s happening in other Western states. And for buyers, that’s good news.

What Buyers Should Take Away

If you’ve been waiting for the market to ease up before making your move, this fall and winter could be your moment. More supply—even if modest—means:

  • Better chances of finding the right home

  • Less competition per property

  • More leverage when it’s time to make an offer

New Mexico isn’t a full buyer’s market yet, but conditions are becoming far more favorable than what we saw over the last two years.
